📋 E — EXPOSE: State License Lookup
Every state has a free public database. Select yours and go verify directly.
🚩 Red Flag Detector
Tap any red flag you've noticed. Instant warning + what to do.
🚩 Demands full cash payment upfront
NEVER pay 100% upfront in cash. Legitimate contractors accept 10–30% deposits. Cash-only = no paper trail = you have no legal protection. Walk away immediately.
🚩 No license or "license pending"
If they can't show you a valid license number you can verify online, do not hire them. "Pending" is not the same as licensed. This voids your homeowner's insurance in most states.
🚩 Bid is suspiciously low
A bid 30%+ below others usually means inferior materials, unlicensed workers, or a scam where they abandon mid-job. Always get 3 bids and compare.
🚩 High-pressure "today only" sales tactics
Legitimate contractors don't pressure you. Urgency is a manipulation tactic. Real pros have schedules and are willing to let you think it over.
🚩 No physical address or website
If you can't find them online, they don't have a verifiable address, or they only communicate via phone — major red flag. Fly-by-night operations leave no digital trace.
🚩 Refuses to pull permits
Permits protect you legally. A contractor who skips permits either can't get them (unlicensed) or is hiding something. You could face fines when you sell your home.
🚩 Appeared unsolicited at your door
Door-to-door contractor soliciting is a common scam setup. Legitimate contractors get work by referral, not cold knocking. Be especially wary after storms or disasters.

Use these exact questions. A good contractor welcomes them. A bad one gets defensive.

When you call references, ask:

"Did they finish on time and on budget?"
"Were there any surprise charges?"
"Would you hire them again without hesitation?"
"Was anyone other than the contractor in your home?"

Red flag: any pause on that last question.
